The process works as any normal interview. We discuss goals, time frame, and criteria for the property. We negotiate the compensation and sign a brokerage agreement stipulating all of the details of the relationship. We will then ask if our new client wishes to “flip the coin”. Upon choosing to flip, we will throw our 1895 Morgan into the air and our client will call heads or tails.
If they win the flip, at closing, our compensation will be adjusted to 50% of agreed to commission (percentage of closing price or flat fee). If Primacy wins the flip, we will make a donation of $1000 to the great charity Tunnels to Towers after the closing.

This 1895 Morgan Silver Dollar has been around for more than 130 years. Now it decides whether Primacy Realty cuts its commission in half. Win the flip and our commission is reduced by 50% at closing. What will you do with the money?

Upon choosing to flip, we will throw our 1895 Morgan into the air and our client will call heads or tails.

Every contest has small print (rules), here are ours:
There are 24 flips to be conducted, 12 Buyers and 12 Sellers.
The closing price of the subject property must be one million dollars or higher and located in Lee or Collier County.
Each client can choose one person (anyone) to make the call of heads or tails while the coin is in the air.
All coin flips will be video taped.
With many clients being out of the area, clients are not required to be present for the coin flip but must agree to the video taped outcome.
Buyers must close on their purchases no later than April 1st, 2027.
Sellers must have their listings active on the MLS by July 1st, 2026.
All clients will be represented as a single agent or fiduciary.
Only compensation earned by Primacy Realty is influenced by the coin flip. Any additional brokerage listed on the contract earning compensation is not affected.
Donations will be made to Tunnel to Towers within 15 days from the closing of each contract.
