Compensation
Brokerage compensation is not set by law. It is fully negotiable and varies by firm, service model, and scope of responsibility—even when services appear similar on the surface.
From our perspective, compensation should be aligned with strategy, market conditions, and the specific objectives of each client. In certain market environments, a thoughtfully structured fee can allow for more flexible pricing strategies, which may improve market response and shorten time on market—an important consideration for sellers in a price-sensitive or correcting market.
At higher levels of representation, compensation is not a proxy for quality. Results are driven by judgment, experience, positioning, and execution—not by a fixed percentage. Our approach is designed to focus on net outcomes and efficiency rather than legacy pricing conventions.
Representation
Florida law recognizes multiple forms of real estate representation. At Primacy Realty, we are able to offer all legally permitted options; however, whenever appropriate, we prefer to act as a Single Agent—also known as fiduciary representation.
This is the highest standard of representation available and is defined by four essential obligations:

These principles ensure that client interests remain paramount throughout the transaction. While many firms operate primarily as transaction brokers, our philosophy is to provide advisory-level representation whenever possible—particularly in complex or high-value transactions.

Shawn and Ruth work directly for every client of Primacy Realty. There are no layers, no hand-offs, and no intermediaries.
We live and work in Southwest Florida and maintain a local office. Shawn has been self-employed since 1995, bringing the perspective of an owner who understands that responsibility does not end at closing. Business ownership requires constant accountability—and that same standard applies to how clients are represented.
Our relationships are built on accessibility, consistency, and long-term trust. This is not a volume business. It is a commitment to personal service and direct responsibility.
